Process

When you select The Graham Group, Inc. as your partner in a development project, we work with your architects and local contractors to design and construct a medical office building that makes economic sense to you and your medical staff.  Graham uses a four phased approach to assure a smooth, timely and efficient development project. 

FOUR PHASE APPROACH

Phase I - Feasibility

  • This phase includes a Demand and Market Analysis which concludes with recommendations for building location, size, cost and rental rates.

Phase II - Marketing & Development

  • At the conclusion and presentation of a positive feasibility analysis, the hospital and The Graham Group, Inc. negotiate a long-term ground lease and development agreement. These two documents define the terms and conditions necessary for both parties including lease-up percentage, financing commitments, ownership options, use provisions, and occupancy requirements by proposed physician tenants.

Phase III - Construction

  • Based upon pre-qualification obtained during Phase II, completed construction documents are bid to local general contractors.  Of the pre-qualified contractors, the best lowest bid is analyzed for accuracy and completeness and, as appropriate, awarded. The core and shell are erected, fit outs for physician offices are completed and tenants are relocated into the new building.

Phase IV - Long-Term Management

  • Graham owns and successfully manages more than 2.7 million square feet of medical office space. To properly perform this critical task, as the building is occupied and opens, Graham manages the property on-site with its own professional building management staff.

St. Joseph's Hospital Plaza 2 is located on the St. Joseph's Hospital campus in Tucson, Arizona. This facility features a full-service neurosciences/oncology center on the first floor and various physican tenants on floors 2 through 5, such as family practice, OB/Gyn, orthopedics, pulmonology, cardiology, ENT and more. The building is constructed of masonry and precast with parking provided in surface lots adjacent to the building. This facility is fully leased and offers extremely competitive rates with generous build outs to physician tenants. Graham has become a strategic partner with Carondelet Health Network to deliver physicain office space on their campuses in Tucson, Arizona.
